What is the Real Estate Book ?

The real estate book was formerly an essential part of the real estate cadastre. It was made available as part of the obligation to guarantee ownership as laid down in Art. 14 GG (German Constitution) and of the state provision of public utilities by the Laender of the Federal Republic of Germany and submitted to the most diverse places for spatial reference tasks.

What does the real estate book look like?

The real estate book was managed in digital form as Automated Real Estate Book (ALB). As the descriptive part of the real estate cadastre, it basically contained information about:

  • the individual land parcels, such as land parcel designation, area and position designation,
  • the results of the ground evaluation,
  • the utilisation types,
  • the stipulations governed by public law about the ground areas, such as information about public easements or nature conservation areas and
  • the owners of the plots of land formed from the land parcels or holders of rights to the same, and
  • other data related to land parcels.

The data structure and data content in the ALB were largely coordinated in the Laender.

Who can use the real estate book ?

Extracts from the real estate book were needed for diverse purposes in various planning areas, in the economy and for judicature. They were usually the basis for the creation of statistics, collection of fees by the supply utilities and waste disposal companies. They were particularly needed for land plot usage or for the plot certificate.

Owners, authorities and other interested parties who demonstrate a justified interest could obtain extracts and information from the real estate book.

The extracts were available in different forms. They were delivered in analogue or digital form

  • in standard extracts,
  • in extracts of the information for the region,
  • in search directories and
  • in reports as selection according to various criteria.

And today?

ALB and ALK were merged to ALKIS®. The descriptive textual part of the ALB is now available in different products (e.g. "Flurstücksnachweis", "Flurstücks- und Eigentumsnachweis", "Grundstücksnachweis").
